xxxxsq ft not counting attic and basement
I bought this 3 years ago and restored the original house and then built a well house then a small log house then a barn then a 4 story addition to the main house. I cleared the 1 acre pasture sitting amongst the trees across the trout stream. The trout stream is running through 4 acres and fruit trees in a 1/4 acre garden 3 yrs old now, with road frontage on route 17 and a xxxx ft mountain behind it. I have rebuilt the old board and batton house built in xxxx and the other buildings to appear to all be in the same time period. I paid 65k for the land and I spent 68k on improvements. I have made a pretty place for someone seeking a country farmette with history.
There is room for 2 horses in the basement of the barn and room for a buggy or tractor and a hay loft with backdoor to unload hay or to shoot deer down my trout stream for the hunter. I am approximately 2 miles east of Ickesburg in a wooded section. There are large trees which would be nice to see saved but they could be harvested as well. I am seeking a reasonable offer considering my input. There can be either flush toilets or composting toilet on the first floor. I built a 6x6 concrete room under the 1st fl for the composting toilet. The old chimney has a new 18 gauge stainless steel liner insulated with mortar and fireproof insulation. The basement is totally restored with fireplace and spring box and hand pump and the well is piped in from the wellhouse to a new propane 40 gallon water heater. It is presently heated with wood stoves. The addition was built with the best materials of poured concrete walls and 3/4 plywood floors and 5/8 plywood walls all floors and walls are on 12 inch centers. The logs on outside are separate and only decorative to the addition. The stone is real and not cast. The new addition roof is a 40 year standing seam reverse gable. The septic tank is a xxxx gallon 3 compartment tank leading either to another xxxx gallon tank under the log house or to another gate valve to your future septic field right below it. Its approved right now for gray water tank use and composting toilet. I just need to purchase the composting toilet and urine diverter seat.
